Trace and access is the process of locating and exposing a hidden leak so that it can be repaired. It is often required by insurers before a claim is settled, and involves specialist equipment to trace the leak source without unnecessary property damage.
Many home insurance policies include trace and access cover. We provide a comprehensive written report and photographic evidence to support your insurance claim, and we work closely with insurers and loss adjusters to ensure a smooth process.
The duration depends on where the leak is and how accessible your pipework is. Most trace and access visits are completed within 2–4 hours. We will always explain the process and expected timeframe before starting work.
We aim to keep disruption to a minimum by using non-invasive detection methods first. Where access is unavoidable, we make only the smallest opening necessary to locate and expose the leak, and document everything thoroughly for your records.
Once we have located the leak, we provide you with a detailed report including the exact location, cause, and photographic evidence. You can then use this report to proceed with repairs and, if applicable, to support your insurance claim.
